Residental project Living Isar Munich

You will now find the new “Living Isar” complex where the headquarters of lighting manufacturer Osram used to be in Munich. ABG Real Estate Group built 423 flats, an office, two day-care centres and a café on approx. 42000 square metres of floor space.
The residential construction project bo

asts one- to four-bedroom flats up to large roof terrace flats. So-called “additional floor plans” were provided for in the planning. Some of the flats are designed so that they can be connected or separated in a modular fashion at a later date – depending on the living space requirements.
The central location and the direct proximity to the Isar meadows are outstanding. What is known as the “Schollen” of the Isarauen park flow into the property. This creates individual living islands with green open spaces.
27000 square metres of the Kermi panel heating x-net tacker system have been installed in the complex. Comfort is provided through radiant heat and the living space is optimally utilised.

A car-free, green group of buildings called “elements” that has recently been developed is enhancing former Deutsche Bahn site in the Knielingen district of Karlsruhe. The residential complex includes twelve semi-detached houses as well as four apartment blocks with 58 flats.

Despite high sound insulation requirements, the developer has succeeded in creating a harmonious living environment in sustainable construction. The houses are built using ecological timber frame or timber element construction with a kfW standard of 55 or 40, and Kermi products with high energy efficiency are used to fit out the buildings.

Controlled ventilation with heat recovery and energy-saving and efficient underfloor heating ensure comfortable conditions indoors. The heat supply in the detached houses is provided by x-change dynamic air-to-water heat pumps combined with buffer and hot water tanks.

Solar power station Solms

A home and solar power plant at the same time – in Oberbiel near Solms there is such a future-oriented project. Thanks to a well-designed, sustainable construction method, more energy is produced there than is consumed for the building's own electricity and heat supply. The builder, Michael Metz, was even awarded the Hessian State Prize for Energy for this work.

The new building with its total of eight residential units also stands out visually from other houses. The wooden frame, the solid ceilings and the insulation are made entirely of wood, a renewable resource. There are 245 solar panels on the roof and walls for energy generation. The energy produced is stored in environmentally friendly, saltwater electricity storage facilities, and surpluses are fed into the power grid.

In addition to the heat pump for heating and cooling, there are eight central systems for controlled ventilation with 90 % heat recovery, including distribution system. All of the living space is heated or cooled as required via underfloor heating.

Residential district “Alter Steinbruch” Herdecke

In Herdecke/North Rhine-Westphalia, the HGWG (Herdecker not-for-profit housing association) finished building the residential district “Alter Steinbruch” in early 2020. The development near the centre covering 10,000 square metres with 75 residential units across several buildings, offering living space for intergenerational communities.

In the houses built in the third phase, Kermi x-change dynamic 8 AW E air/water heat pump systems provided the heating and hot water production in the houses. Solar panel systems on the roofs supplied the necessary electricity. The buildings have been constructed in accordance with the high standards of the energy efficiency standard KfW 40 Plus which sustainably and permanently keeps the annual energy needs at a low level. The total annual COP of the heat pump achieves an extremely good value of 4.53.

This innovative technology from Kermi show that green, sustainable, and cost-effective heating is also possible in rental properties.

Since summer 2016, the district of Sachsenhausen in Frankfurt am Main got richer by an attractive property development. Five apartment blocks have been built there in one year as a sought-after gap fill As there is great demand for housing due to the shortage of apartments, this project with 54 apartments is a welcome addition for the Main metropolis. In a central position, between Schweizer Strasse and Oppenheimer Landstrasse or respectively Schweizer Platz, the sales prices are comparatively acceptable. Any disadvantage of the location due to its proximity to the railway line has been compensated by special noise protection measures taken by the Projektgesellschaft Hedderichstraße mbH, the company carrying out the work. Sound-insulated windows, a modern ventilation system, glass-fronted balconies combined with a clever room layout now ensure plenty of cosy living space.

Fachwerkhaus Bamberg

Bamber is amongst the most attractive towns in Germany. The historic city centre is the largest preserved undamaged of its kind and was therefore listed as a UNESCO world heritage site in 1993. The Henkel/Menzl family made it their job to extensively restore their half-timbered house which was mentioned in the town chronicles for the first time in 1648.

The old roof tiles, the clay and the compacted soil floors were preserved or reused. To keep the energy consumption of the old house as low as possible, it was completely insulated according to the EnEv (Energy Saving Ordinance for New Buildings). The first and second floor are heated entirely with wall heating from Kermi. This means that no radiators are required and the charm of the building from the Middle Ages is completely retained.
